The kinds of lots we see in Jackson
Jackson's big lots sit around its anchors. The University of Mississippi Medical Center, Baptist Medical Center, St. Dominic and Merit Health Central all run large patient and staff lots. Jackson State University, Millsaps College and Belhaven University have student, faculty and event parking. Downtown has state and city office lots near the Capitol. Then there are the everyday lots: churches, schools, apartment complexes, shopping centers, and the warehouse and yard space along the interstates.
Each of those has a different problem. A hospital lot needs clear patient routes and more accessible stalls than a store. A church lot sits empty all week and then fills at once on Sunday, so layout and traffic flow matter. Apartments need numbered or reserved spaces kept readable. Warehouses need lane and bay lines on the concrete inside, plus yellow safety lines along docks and walkways. We do all of that, not just white lines.

Heat, rain and faded paint
Central Mississippi summers are long and hot, and the sun bakes striping paint the same way it bakes the asphalt under it. Lines go chalky and dull first, then they wear through in the drive lanes where tires turn. Heavy rain finishes the job. Water sits in low spots, the pavement breaks down, and paint has nothing solid left to hold. A lot can go from sharp to hard to read in a few seasons.
Most owners restripe on a cycle or right after a sealcoat. Sealer covers the old lines completely, so the whole layout has to be marked again. We wait until the sealer has cured before we paint. If there are potholes, broken edges or cracked spots where stalls go, we can do minor concrete and asphalt repair first so the new lines are on solid ground.
ADA stalls, fire lanes and the Jackson fire marshal
Restriping is when ADA rules catch up with a lot. The U.S. Department of Justice says that when a business restripes, it must provide accessible spaces as required by the 2010 ADA Standards. That means the right number of accessible stalls for the size of the lot, at least one van space, a marked access aisle, and the stalls on the shortest accessible route to an entrance. Hospital outpatient lots have their own, higher counts.
Fire lanes are set by the fire code. The City of Jackson Fire Department's Office of the Fire Marshal says it enforces the International Fire Code, 2018 Edition, and it handles compliance inspections. Fire lane color, wording and sign spacing can be set locally, so check with the fire marshal's office before you change a fire lane. We stripe and stencil them to what the city wants.
